Prespa is a small hidden treasure in the Balkans. A cross-border national park between Macedonia, Greece and Albania that possesses an extraordinary biodiversity and ancient human settlements, all surrounded in a beautiful landscape between mountains.

Villa Prespa is rural b&b located in the village of Dolno Dupeni, the southernmost point of Macedonia.

Our rooms are spacious, minimally decorated and furnished with locally sourced materials. Rooms provide one Queen or two Single beds, as well as extra sitting area.

All rooms have a small coffee-machine and minibar, and some rooms provide views of the Baba mountain range or the Prespa lake.

Our location

In the heart of Prespa.

Our b&b is located in the village of Dolno Dupeni in North Macedonia, which is easy to reach from Skopje (3 hours), Ohrid (1 hour 15 mins), Bitola (50 mins) or any of the major cities in the nearby countries, such as Thessaloniki and Kastoria in Greece (via Medzitlija-Niki border crossing) or Tirana and Korce in Albania (via Struga-Kjafasan or Stenje-Gorica border crossings).

Important info if You arriving from Greece: 

- The border crossing between Greece and North Macedonia at Markova Noga-Lemos is not open yet (opening is planned for 2027-28), so please bear in mind that the only way to reach Villa Prespa from Greece is to drive via Medzitlija-Niki border crossing near Bitola/Florina.

- Notice for the guests who arrive from Greece, with greek car rentals: 
Cross-border travel to North Macedonia is permitted by select Greek companies like Enterprise, Greenmotion, Centauro, and AutoUnion, typically with a one-time fee (e.g., €60–€120 + VAT for Green Card coverage; please check the exact amount with the rental company).
You must request permission at booking or 7+ days in advance, inform the provider of your plans, and get written confirmation— greek border officials check for valid insurance proving coverage in North Macedonia.
Not all companies allow this insurance; many Greek rentals restrict non-EU borders like North Macedonia, so check terms during booking, so that You avoid unpleasant surprises at the Greek-Macedonian border crossings.

Public transportation: 

Buses

From Skopje, as well as our nearby cities of Bitola and Ohrid there are regular daily bus departures to the city of Resen, which is half an hour drive from Villa Prespa. We can arrange taxi to pick You up from Resen at the orientational price of 20-25 euros (to be paid directly to the taxi driver; prices are subject to change, please check in advance for current price).

Trains

There is daily train service from Skopje to Bitola (train departs at 7:00am; duration of the journey is cca 5 hours; one way ticket cost is cca 8 eur). We can arrange taxi to pick You up from the Bitola railway station at the orientational price of 90 euros (to be paid directly to the taxi driver; prices are subject to change, please check in advance for current price).
